Why would someone want to measure a house?
There are many reasons why realtors and homeowners need houses measured.
Here are a few of the reasons:
- County square footage is incorrect
- A new room has been added to the house
- Should the enclosed porch or patio be considered as Gross Living Area?
- You need a second opinion on another appraiser's sketch
- A Realtor does not want to be held liable for the square footage listed in the MLS
What does it cost?
Our average fee for a house is $100 to $150.
Our measuring fees really depended on several factors:
- What is the approximate size of the house?
- Will it be difficult to measure?
- How far is it from our office?
- Do we have any appraisals scheduled near the property (cuts down the travel time and fuel costs)?
- How soon do you need us to do it?
What type of measuring can I get?
Perimeter Sketching
- This is normally seen in a residential appraisal. The exterior walls of a property are measured and square footage is calculated. Interior walls are not included, but rooms are labeled in their approximate positions within the sketch.
Floor Plan
- Similar to a Perimeter Sketch, but also includes the measuring and drawing of interior walls, placement of appliances, and the notation of other features.
Virtual Tour
- This is a Floor Plan that also includes photos of the interior and exterior of the property. Some Virtual Tours include panoramic images, while others just include regular photos.
